I cover real estate all across Rockland County, Bergen County, and the greater Tri-State area, which means I'm out in these communities every single day. I know every block of Pearl River, and I'm telling you straight up — Pan and Peel Pizza on Main Street is the best pizza in Rockland County. I don't say that lightly. I've been going since they opened and every single time, it hits. This is a spot I bring clients, bring my family, and go back to on a regular Friday just because nothing else compares.

This isn't your average NY slice. Pan and Peel is doing something genuinely special — and Pearl River is lucky to have them.

What makes Pan and Peel different starts before the pizza even goes in the oven. The dough is hand-mixed using unbleached, unbromated flour and fermented for days — not hours. That process gives you a crust that's simultaneously light, crispy, and airy with real structure underneath. The sauce is made from whole peeled Italian tomatoes. The mozzarella is made fresh in-house every single day. This is the stuff that separates a serious pizza spot from everyone else in the area.

The menu is dialed in and doesn't waste your time. You've got the Margherita which is a must-order for any first timer — just tomato sauce, fresh mozzarella, basil, Parmigiano Reggiano, burrata and EVOO, and it's perfect. The Pepperoni Hot Honey is dangerous in the best way. The Vodka Roni is rich and satisfying. Beyond pizza, their starters are all house-made: mozzarella sticks, garlic knots fried then drizzled in olive oil and garlic, wings fried in beef tallow. Everything is intentional. The Chicken Burrata Parm is a whole separate reason to go.

They also supply the food over at Gentle Giant Brewery, which tells you everything you need to know about where they sit in this community. Pearl River has always been a tight-knit Main Street town and Pan and Peel fits right into that fabric. They're not some chain or a franchise — this is a real neighborhood spot run by people who care about the product they're putting out. That's exactly the kind of place I want to support and shout out to everyone in Rockland, Bergen, and the surrounding area.

If you're new to the area, relocating, or you've just never made it over to Main Street in Pearl River — make Pan and Peel your first stop. They're open Tuesday through Sunday starting at noon, and Friday and Saturday they run until 11PM. Delivery available through DoorDash and Uber Eats. Or just walk in and order at the counter the way it's supposed to be done. Tell them @siscamoves sent you.
